Manage New England network real estate activities to ensure maximum return and profitability while retaining direct ownership of development responsibility for strategic sites of critical network importance.  Responsible for site selection, site acquisition, leasing space and other functions relating to land acquisition, negotiation, and sale.   Manage revenues, expenses, customer relationships, and contract administration. Analyze lease terms and conditions, tenant requests and negotiating positions, pricing and valuations. Negotiate lease agreements, contracts, renewals, permits, and various property rights, including determination of best negotiating positions.  Conduct a variety of special or unique projects including hiring of outside consultants.  Manage administrative functions including contracting and capital and preparation and monitoring of operating budget. Additional duties include utilization of Siterra and other industry tools together with the continuous review of project and site status with vendors and RF engineers by establishing and tracking major site development milestones.

 

National Grid Wireless, Inc. - Project Manager (Bedford, MA)               February 2004 – July 2007  

Sprint Nextel’s site development contractor lead for hundreds of new build iDEN sites with direct oversight responsibility of General Dynamics and TerraSearch site development vendors.  Projects have also included 900 MHZ re-banding, antenna sectorization and modifications and iDEN / CDMA integration.  Author of regional corporate manuals: Nextel Navigator – A Guide to Zoning Nextel Wireless Sites and Acquisition Manual for Nextel Wireless Sites. 

 

Site Acquisition Services - Project Manager (Kissimmee, FL)                                    2002–2004

Acquired fee simple title for multi-acreage regeneration sites for interstate fiber backbone.  Negotiated purchase and sale agreements, site agreements and permitting.  Completed detail site analysis reports.  Obtained right-of-way permitting.  Sites delivered within budget and projected timelines.

 

SBA Network Services, Inc. - Site Acquisition Specialist (Orlando, FL)                      1999-2002

Negotiated site agreements and lease options for external clients and in house inventory.  Completed comprehensive site analysis reports.  Represented company and clients before zoning agencies.  Contributing author to corporate site development manual.

 

Americom Resources, Inc. - Site Acquisition Agent (Heathrow, FL)                           1998-1999

 Site development project lead for approximately 40 sites in the southeastern United States.  Increased acquisition fee income by 32.7% with a high percentage of sites delivered under budget.

Managed state wide mid-market real estate lending group while individually concentrating on commercial real estate lending group for New England’s then largest commercial bank.  Originated and managed $30 million commercial real estate loan portfolio.  Conducted risk analysis and due diligence for asset efforts for institutional acquisitions.
